How Flooring Really Gets Priced
How much does new flooring cost in Perth in 2026?
The short answer.
Most Perth flooring jobs land between $4,500 and $25,000 all-in, inc. GST. Hybrid sits at the lower end — engineered timber typically runs higher. Per square metre: Hybrid is around $90–$140, Standard Engineered Oak $160–$220, and Premium European Oak $220–$320.
All of that includes the product, standard floor preparation, professional installation, underlay (where applicable), scotia or skirting reinstatement, and site clean-up. Stairs, feature laying patterns (herringbone, chevron, parquetry), demolition of existing flooring, and major subfloor levelling aren't in those numbers — they're scoped separately because the range is too wide to bundle honestly.

What pushes the price up
Subfloor condition
A flat, clean, dry slab is the dream. Hollows, high spots, lifting tiles or moisture issues mean grinding, levelling, or a moisture barrier — each adds cost. We always measure and assess before quoting so there are no surprises.
Existing flooring removal
Carpet pulls up quickly. Glued-down tiles or old engineered boards take longer and create more waste. Demolition is priced per m² based on what's down now.
Product choice
Hybrid is the most affordable durable option. Engineered timber adds the warmth and resale appeal of real wood. European oak, wider planks (220mm+) and thicker wear layers (4mm+) sit at the premium end.
Room layout and cuts
Open-plan living is the most efficient install. Lots of small rooms, hallways, angled walls, or built-in joinery mean more cuts, more waste, and more time. Custom-shaped rooms cost more per m² than rectangular ones.
Site access
Apartment installs above ground floor, tight stairwells, or limited parking can add labour and logistics time. Most Perth homes are straightforward — we flag access issues at the measure.
Feature patterns and stairs
Herringbone, chevron, or parquetry installs take 30–60% more labour than straight lay. Stairs are priced per tread because every staircase is different.
Skirting and trim work
Reinstating existing skirting is included. New skirting, scotia trims, or full skirting replacement adds material and finishing time.

Common questions about flooring costs
Quotes vary wildly because not every installer includes the same things. Compare line by line. We include floor preparation, underlay, skirting reinstatement, site clean-up and warranty. Some quotes look cheaper because those line items are missing — they'll appear as variations once the job starts.
Reinstatement of your existing skirting is included. Brand new skirting boards (supply + install) are an add-on at $18–$35 per lineal metre depending on profile and material.
Hybrid premium sits around $115–$135/m² installed. Engineered European oak — our most popular product — sits around $200–$240/m² installed. Smaller jobs carry a higher per-m² rate because setup costs are fixed.
Standard prep — sweep, basic levelling of minor variations, moisture check — is included. If the subfloor needs grinding or self-levelling compound, that's quoted as an add-on after our on-site measure.
We strongly recommend against it. Supplied product comes with our trade warranty and we know its installation specs cold. Self-supplied product means no product warranty from us, and any issues fall back on you. If you've already bought product, talk to us — we'll be honest about whether we can install it.
